What the Idaho rental application is
This Idaho rental application is a six-page form that certifies a whole household rather than a single applicant. It asks for every household member, residence history, every source of income and benefits, employment for each working member, student status, and a detailed list of assets, then requires signatures from all household members 18 or older. That structure resembles the income and asset questionnaires used by income-restricted and tax credit apartment communities, where eligibility depends on household income. It is a general template, not a form issued by the State of Idaho; Idaho does not prescribe a state rental application.
The instructions at the top ask you to complete the entire form and leave no blanks, and to call the apartment manager about any question you do not understand.
Who uses it
Apartment managers who need full household income and asset information use it, along with landlords who simply want a thorough application. Applicants complete it once per household, with each adult signing at the end.
What to have ready
- Full names, relationships, dates of birth, and Social Security numbers for up to six household members
- Addresses for the last two years, with dates, whether you rented or owned, monthly payment, and the landlord or mortgage company
- Monthly amounts for each income source: wages, self-employment, gifts, unemployment, Social Security, SSI or SSDI, pensions, child support, alimony, public assistance, and housing assistance
- Employer contact details, hire date, pay rate and frequency, and hours per week for each employed member
- Account numbers, interest rates, and cash values for bank accounts, CDs, retirement accounts, investments, and life insurance
Our guide to the documents needed for a rental application explains which statements and pay stubs to gather.
How to fill it out online
Click "Fill Template Now", type into each field and check the yes or no boxes, collect the signatures on page 6, and download the PDF for the manager. Here is how the form's parts line up.
Page 1: head of household, Part 1 and Part 2
Enter the Head of Household Name, address, city, state, ZIP, phone, and email. Part 1 Household Composition lists each member (row 1 is the head of household) with relationship, date of birth, and Social Security number, followed by a question on whether you expect anyone to join the household within 12 months. Part 2 Current/Previous Residency covers your current address and earlier addresses if you have lived there less than two years.
Page 2: income sources
For each income type, check yes or no, enter the household member number, and give the monthly amount. Self-employment and rental property income use net figures. If you check yes for employment, list the details in the employment section that follows. The child support line has room to describe efforts to collect support owed.
Pages 3 and 4: employment and student status
Each employed resident gets a block with occupation, employer, contact person, address, date hired, salary or rate of pay with frequency (2x a month, weekly, monthly, biweekly, hourly, or annually), hours per week, and work phone and fax. Part 5 covers previous employment with a termination date; it is not required for retired persons. Part 6 Student Status Certification asks you to choose the one option that describes your household. If all members are full-time students, answer the five follow-up questions.
Pages 4 to 6: assets and signatures
Part 7 Household Asset Information asks yes or no for checking, savings, revocable trusts, real estate, investment property, stocks and bonds, CDs or money market accounts, retirement accounts, benefit cards, life insurance, cash on hand, assets given away for less than fair market value in the past two years, and other asset income. On page 6, each applicant and each other adult household member prints a name, signs, and dates; the owner or representative signs as reviewer. You can add signatures with our sign PDF tool.
Idaho rules worth knowing
General information from the Idaho Attorney General's Landlord and Tenant Manual (July 2026 edition, checked October 2026). For a specific situation, read the statute or ask a qualified professional.
- Deposits and rent. The manual states that Idaho does not restrict the amount of rent or deposits a landlord can charge. It also describes no state cap on application fees. Fees charged to residential tenants must be reasonable and cannot exceed what the lease states.
- Return deadline. Under Idaho Code § 6-321, the landlord has 21 days after the lease ends to return the deposit, or a partial refund with a written statement of deductions. The parties can agree to a different period, but it cannot be longer than 30 days.
- Screening. The manual says a landlord may reject an applicant based on inability to pay rent or criminal history, and should get written consent before running a credit check. If a landlord rejects you because of credit information, they must tell you the reason, the credit reporting agency's name and address, and your right to request a copy of the report at no cost within 60 days.
The Idaho Court Assistance Office also publishes housing forms and guides on deposits and evictions.
Common mistakes
- Leaving fields blank instead of writing "none" or "0", which the form asks you to avoid
- Reporting gross income for self-employment instead of net
- Choosing more than one student status option in Part 6
- Missing the signature of an adult household member on page 6
- Forgetting assets given away for less than fair market value in the past two years
