What the Alaska rental application is
This is a two-page rental application for homes and apartments in Alaska. Page 1 starts with a short landlord section (property address, rental term and move-in costs) and then collects the applicant's contact details, vehicle, other occupants, rental history and current job. Page 2 covers income, references, pets, furniture, background questions and the signature. It is a general template, not a form issued by the State of Alaska, which does not publish an official rental application.
Who uses it
Alaska landlords use it to screen applicants before signing a lease or month-to-month agreement. Because the top box records the property, the term and the total due before move-in, it also gives both sides a record of what was quoted.
What to have ready
- Your full legal name and any other names you have used, date of birth, Social Security number and driver's license number
- Your vehicle's make, model, color, year and license plate number and state
- Full names and relationships of everyone, including children, who will live with you
- Your current and previous addresses with dates, rent, security deposit paid and landlord phone numbers
- Your current employer's name and address, your position, your supervisor's name and phone, and your monthly income before deductions
- Two personal references and an emergency contact, each with relationship, address and phone

How to fill out the Alaska rental application online
Click "Fill Template Now" to open the form, then click each field and type. Tick the checkboxes for the rental term and the yes/no questions, sign in the applicant signature box on page 2, add the date and download the finished PDF.
Landlord section
The box marked "This section to be completed by landlord" holds Date and time received by landlord, Credit check fee, Address of Property to Be Rented, and Rental Term, with a Month-to-Month checkbox or a Standard Lease checkbox with "from" and "to" dates. Under Amounts Due Prior to Occupancy, the landlord lists First month's rent, Security deposit, Other (specify) and the TOTAL.
Applicant and vehicle
Enter your Full name, including all names you use or have used, then Home phone, Work phone, Cell phone, Email address, Fax, DOB, SSN and Driver's License number. The Vehicle line asks for Make, Model, Color, Year and License Plate Number/State. The Additional Occupants lines are for everyone who will live with you, with full name and relationship.
Rental history and employment
For your Current Address and your Previous Address, fill in Dates Lived at Address, Rent, Security Deposit, Landlord/Manager, Landlord/Manager's Phone and Reason for Leaving. Under Employment, enter the Name and Address of Current Employer, Dates employed at this job, Position, Name of Supervisor and Supervisor's phone.
Income, references and miscellaneous
Page 2 asks for your gross monthly income before deductions and the average monthly amount of any other income. References and Emergency Contact has room for two Personal References and one Contact in Emergency, each with Relationship, Address and Phone. Under Miscellaneous, describe the pets and the furniture you want to have in the rental, then answer yes or no to whether you smoke and whether you have ever filed for bankruptcy, been evicted or been convicted of a crime, with "How many times" for each yes. Use "Explain any yes listed above" for context, and fill in Where did you learn of this vacancy.
Signing and submitting
By signing, you certify that the information is true, accept that the lease or rental agreement may be terminated for material false or incomplete statements, and authorize the landlord to verify information with credit sources, credit bureaus, landlords, employers and references. Sign next to APPLICANT, add the DATE, and give the PDF to the landlord. If the landlord sends a different form, you can sign it online the same way.
Alaska rules on fees, deposits and screening

- Application and credit check fees: The Alaska Landlord and Tenant Act does not set a dollar limit on application fees. The Alaska Department of Law's handbook, The Alaska Landlord & Tenant Act: what it means to you, says a non-refundable fee that covers the landlord's actual, reasonable costs, such as checking credit, is probably lawful, but that it is not lawful to charge a fee that becomes the security deposit if you move in and is forfeited if you decide not to take the unit.
- Security deposit limit: Under AS 34.03.070, prepaid rent and security deposits together may not exceed two months' rent. The limit does not apply to units renting for more than $2,000 a month. A landlord may also take an extra pet deposit of up to one month's rent for a pet that is not a service animal.
- Deposit return: If proper notice to end the tenancy was given, the landlord must mail the refund and itemized notice within 14 days after the tenancy ends and possession is returned, or within 30 days if deductions are taken for damage. Without proper notice, the deadline is 30 days. Deposits must be kept in a trust account or with a licensed escrow agent.
- Discrimination and screening questions: According to the same handbook, Alaska law prohibits refusing to rent because of marital status or a change in marital status in addition to the federal protected classes, and a landlord may not ask about a tenant's status in those areas. If a landlord denies you based on a credit or background report, federal law requires an adverse action notice. More resources are on the Department of Law's landlord and tenant page.
