What the Nebraska rental application is

This two-page fillable PDF is titled "Nebraska Rental Application." It appears to come from a property management company: the income sections refer to "a Nebraska RIS managed property," and page 2 has an Office Use Only box for the fee, deposit, rent, lease term, and possession date. It is a general template, not a form issued by the State of Nebraska. If you are a landlord using it for your own property, you can type over or ignore the company references.

Who uses it

Nebraska landlords and property managers use it to screen applicants for apartments and houses. Applicants use it to apply for a specific address, alone or with a spouse.

What to have ready

  • The address and unit number you are applying for
  • Driver's license number and issuing state for you and your spouse, if applying together
  • Your current landlord or mortgage lender's name, address, and phone, and your current rent
  • Previous rental address, dates, and landlord contact
  • Employer, supervisor, job title, start date, and gross income for each applicant
  • For dogs, the form says a photo and a vet letter verifying breed are required

How to fill it out online

Click "Fill Template Now," type into each field, sign, and download the finished PDF.

Signing and submitting

Both adult applicants should sign; the PDF has one signature field, so a spouse can sign a separate copy or use our online signing tool to add a second signature. Download the file and send it to the landlord or manager with the fee they request. Leave the Office Use Only box blank.

Nebraska rules on fees and deposits

General information as of October 2026, not legal advice. Nebraska's rules are in the Uniform Residential Landlord and Tenant Act.

  • Application fees: we did not find a Nebraska statute that caps rental application fees. This form charges an initial fee plus a per-adult fee, so confirm both amounts before you apply.
  • Deposit limit: under Neb. Rev. Stat. 76-1416, a landlord may not demand or receive security of more than one month's periodic rent, plus a pet deposit of up to one-fourth of one month's rent where appropriate.
  • Deposit return: the balance and a written itemization of any deductions must be delivered or mailed within 14 days after the tenancy ends.

For other states' versions, browse our real estate forms.

Common mistakes

  • Leaving the "Address I am applying for" line blank, which can delay processing.
  • Listing only adults in section 6. The form asks for every occupant, including minors.
  • Answering yes in Personal History without filling in the explanation lines.
  • Forgetting the dog breed verification the form requires.
