What the Kansas rental application covers
This is a two-page "Kansas Rental Application" template that a landlord hands to a prospective tenant. It asks for the applicant's identity and household, a three-address rental history, a three-job employment history, basic credit accounts, vehicles, references and emergency contacts, and answers to 17 general screening questions, followed by a signed authorization for credit and criminal background checks. It is a general-purpose template. The State of Kansas does not publish an official rental application, and this one is not issued by any Kansas agency.
Who fills it out
Kansas landlords and property managers use it to collect the same information from every applicant before offering a lease. Renters fill it out when a landlord sends the PDF and asks for it back before a showing or decision. If several adults will share the unit, each one is commonly asked for a separate application.

Kansas rules on fees and deposits
General information as of October 2026, based on the Kansas Residential Landlord and Tenant Act (K.S.A. 58-2540 and following).
Application fees
The Kansas Residential Landlord and Tenant Act does not set a limit on rental application or screening fees. The signature section of this form says the applicant understands there is a non-refundable fee for processing the application, but the form has no blank for the amount, so ask the landlord what the fee is before you pay.
Security deposits
Under K.S.A. 58-2550:
- The deposit for an unfurnished unit cannot exceed one month's rent.
- For a furnished unit, the limit is one and a half months' rent.
- If pets are allowed, the landlord may take an additional pet deposit of up to half of one month's rent.
- If the landlord keeps part of the deposit, the balance must be returned within 14 days after the deductions are determined, and no later than 30 days after the tenancy ends, possession is returned, and the tenant demands the deposit. Deductions must be itemized in a written notice.
- A tenant whose deposit is wrongfully withheld may recover the amount due plus damages of one and a half times the amount wrongfully withheld.
Signing and submitting
Sign and date the Agreement and Authorization block, then return the PDF to the landlord by email or in person. You can add your signature with our sign PDF tool. The application is not filed with any Kansas office.
Common mistakes
- Leaving the yes/no rental history questions blank instead of answering them.
- Reporting take-home pay where the form asks for monthly gross pay.
- Skipping the From/To dates, which landlords use to check for gaps.
- Not listing other occupants' vehicles.
