What this South Carolina rental application is

This is a three-page South Carolina Rental Application (marked "Form 460" in the footer). It is a general rental application template, not a form issued by any South Carolina agency. It reads as a formal offer to rent: the applicant names the landlord, the property, the lease dates and the monthly rent, then provides personal, residence, employment, spouse and credit details. Page 3 includes a receipt for a security deposit and a non-refundable application fee, and a line for the landlord to accept the application.

Who uses it

South Carolina renters applying for a house or apartment, and landlords who want a written application that doubles as a deposit receipt. The form says a separate application should be completed when co-applicants are not married.

What to have ready

  • The landlord's name, the property address, the requested start and end dates, and the monthly rent.
  • Your date of birth, Social Security number, driver's license number and issuing state, and any other names used in the last three years.
  • Your present address and every previous address within the last three years, with dates, rent and owner or agent contacts.
  • Employer details, date hired and monthly net income. If you have been at your job less than a year, the same for your previous employer.
  • The same personal and employment details for a spouse applying with you.
  • Checking, savings, loan and credit card account numbers and issuers.

Page 1: application, applicant and residence history

The opening paragraph takes the applicant names, the date you apply, the landlord's name, the city or county where the property is, the occupancy start and end dates, and the monthly rent. Next come the property address, date of birth, work telephone, Social Security number, driver's license and state, other names used in the last three years, other occupants and their relationship to you, number of vehicles with make, model and license tag, and number of pets with weight and breed. Under Current Address, give how long you have lived there, reason for leaving, monthly rent, phone, and the previous owner or agent. Previous Address has three blocks for addresses within the last three years, each with dates, rent, reason for leaving and owner or agent contact. Initial the "have read this page" box at the bottom.

Page 2: employment, income, relative and spouse

List your present employer, supervisor, how long, date hired, address, phone, job title and monthly net income, plus your previous employer if you have been employed less than a year. Other income lines are optional; the form notes you need not disclose alimony, child support or separate maintenance unless you want it considered. Add your nearest relative other than a spouse. The spouse section repeats the identity, employment and income fields. Initial the page.

Page 3: credit references, signature and receipt

Give checking and savings account numbers with institutions, and up to three bank loan or credit card issuers with account numbers. Signing authorizes credit, employment, rental history and reference checks, and states that if accepted you will sign the lease shown to you and pay one month's rent before moving in. The landlord completes the receipt for the security deposit (refundable if the application is not accepted) and the non-refundable application fee, then signs if the application is accepted. South Carolina rules worth knowing

General information as of October 2026, from the South Carolina Residential Landlord and Tenant Act (S.C. Code Title 27, Chapter 40):

  • Application fees: the Act does not regulate or cap rental application fees. The amount is whatever the landlord sets and writes in the page 3 receipt.
  • Security deposits: the Act does not set a maximum deposit amount.
  • Return deadline: under Section 27-40-410, a deposit must be returned, less accrued rent and damages, within 30 days after termination of the tenancy and delivery of possession and demand by the tenant, whichever is later. Any deduction must be itemized in a written notice. A tenant whose deposit is wrongfully withheld may recover three times the amount withheld plus reasonable attorney's fees.

Common mistakes

  • Listing only one past address when you have moved more than once in three years.
  • Entering gross pay where the form asks for monthly net income.
  • Combining unmarried co-applicants on one form instead of using separate applications.
  • Missing the initials boxes at the bottom of pages 1 and 2.
  • Paying a deposit without getting the page 3 receipt signed.
