What the Arkansas rental application is
This is a three-page rental application for houses and apartments in Arkansas. Page 1 covers the applicant, an optional co-applicant, household members, pets, vehicle and employment. Page 2 asks for three years of residential history and five credit history questions. Page 3 collects bank and credit references and has two separate signature blocks: one confirming that the information is true, and one authorizing a credit and criminal history check. It is a general template, not a form issued by the State of Arkansas, which does not publish an official rental application.
Who uses it
Arkansas landlords and property managers use it to screen applicants, and couples or roommates can apply together because the form has fields for a co-applicant's name, date of birth and Social Security number, plus a second name, date and signature in each block on page 3. The employment section also works as a simple tenant employment verification record, since it captures the employer, supervisor and phone number the landlord will call.
What to have ready
- Social Security numbers and dates of birth for you and any co-applicant, and your driver's license number and state
- Names and ages of everyone who will live in the home, and a description of each pet
- Your employer's name and address, your job title, dates employed, supervisor's name and phone, and monthly pay
- Move-in and move-out dates, rent, and owner or agent contact details for every address in the last three years
- Bank name, account type and account number, and the names and phone numbers of three credit references

Tenant Information (page 1)
Enter your Full Name, Home Phone, Work Phone, Cell Phone, Date of Birth, Social Security No., Drivers License No. and State. If someone is applying with you, fill in Co-Applicant Name, Co-Applicant Date of Birth and Co-Applicant Social Security No. Then list the Names and Ages of everyone who will live in the residence, List all pets, and add your Email Address and your Vehicle Make/Model, Year and License/State.
Employment Information
Tick your Applicants Employment Status: Full Time, Part Time, Student or Unemployed. Then fill in Employer, Address, Job Title, Dates employed, Supervisor Name, Phone and Monthly Pay. If you want other income considered, enter the Amount and a Contact Name the landlord can call to confirm it. The form itself tells you not to reveal alimony, child support or anyone else's income unless you want it considered.
Residential History for Last 3 Years (page 2)
For your Current Address, give the Move In Date, Rent, Owner/Agent, Phone and Reason for Leaving. Two Previous Address blocks add a Move Out Date. If you have lived in one place for more than three years, the previous blocks can stay blank.
Credit History
Answer Yes or No to five questions: have you ever filed bankruptcy, have you ever been evicted from a rental residence, are you a party to any lawsuits, have you had any late rental payments in the last year, and are there any judgments against you. If you answer yes to any, use the explanation box below the questions.
References (page 3)
Under Bank References, enter the Bank Name, Account Type and Account No. Under Credit References, list up to three names with phone numbers, such as a lender or card issuer.
Signing and submitting
Page 3 has two places to sign. In the first, each applicant prints their NAME, signs and dates to confirm the information is true, accurate and complete and that the landlord is relying on it. In the AUTHORIZATION block, each applicant signs and dates again to let the landlord order credit and criminal history reports and contact banks, employers and creditors. Both blocks need a signature from each applicant. You can add signatures in the editor or use our tool to sign a PDF online, then send the file to the landlord. Arkansas rules on fees, deposits and screening

- Application fees: Arkansas law does not set a statewide cap on rental application or screening fees for private rentals. Ask the landlord what the fee is and whether it is refundable before you pay.
- Security deposit limit: According to the Arkansas Attorney General's Landlord and Tenant Rights guide, a landlord cannot charge more than two months' rent as a security deposit.
- Deposit return: The same guide says the landlord must return the deposit within 60 days after you move out, and may deduct for damages and past-due rent with a written, itemized list of charges sent within those 60 days.
- Small landlords: The Attorney General notes that Arkansas's security deposit law applies only to landlords who rent six or more dwellings, so a deposit from a smaller landlord may not be covered.
- Screening reports: The form authorizes credit and criminal history checks. If a landlord denies you because of a credit or background report, the federal Fair Credit Reporting Act requires an adverse action notice; the FTC explains it in Using Consumer Reports: What Landlords Need to Know.
Common mistakes
- Signing the first block on page 3 but not the AUTHORIZATION block
- Leaving the co-applicant fields blank when two adults are applying together
- Listing other income without a contact person who can confirm it

- Leaving out a home from the last three years because the stay was short
